0.9.0 API Update: Introducing Boise, Enhanced Demographics Endpoint and Adding Parameters to all Historical Endpoints
We're thrilled to bring you the latest set of updates to our API, designed to enhance your experience and provide more efficient access to Parcl Labs’ real-time real estate data. Here’s a quick overview:
- Boise, ID MSA is now available in the API – our second non disclosure state addition after Texas markets in 0.8.0.
- We’ve improved our internal logging system for smoother performance.
- The financials endpoints have been migrated to a new backend data store, ensuring greater stability and query speed.
- We've refactored the demographics endpoint into its own category with new thematic endpoints, including age, population, income, and our custom friendly category.
- Please note, we will be deprecating place/<parcl_id>/demographics on June 23.
- The market_details endpoint has been deprecated.
In the last release we highlighted the difficulties trying to obtain up to date and accurate real estate pricing information in the 12 non-disclosure states in the U.S. (the 12 states that do not require price information be provided to third parties as part of a real estate sales transaction). Today we continue to shed light on markets in these states as we introduce the Boise Metropolitan Statistical Area (MSA) to our API.
In addition to expanding our coverage, we have revamped the demographics category and introduced a common set of parameters for historical endpoints, aiming to streamline the user experience and deliver actionable data seamlessly. These updates mark a significant milestone in our commitment to providing valuable tools and facilitating data-driven decision making in the real estate industry. Let's dive into the details of these updates.
Introducing the Boise Market
We are continuing to expand our coverage in the difficult to access non disclosure states to include the vibrant Boise, ID Metropolitan Statistical Area (MSA). Now, you can access comprehensive real estate data and insights for Boise, ID, empowering you to make informed decisions in this dynamic market. The Boise MSA is now available with the Parcl ID 2899621 today to unlock the real time market insights of this thriving region with our API.
Enhanced Demographics Category
To provide you with a seamless experience and easy access to state of the art national demographic information, we have revamped the demographics category. As such, we split out demographics into its own thematic set of endpoints which will allow for future expansion. Currently, the available themes include:
- Age
- Population
- Income
- Employment
- Friendly (Custom Demographics)
Our friendly category is a curated collection of demographic variables that align with popular demographic segments, making it easier for you to analyze and understand the population characteristics. It includes custom collections such as:
- Boomers
- Gen Z
- Gen X
- Millennials
We are committed to improving accessibility and welcome your feedback to further simplify access to demographic data. Together, we can make demographic information more accessible and actionable.
Introducing Common Parameters for Historical Endpoints
We understand the importance of historical data for trend analysis, market insights and providing context to today’s market dynamics. To streamline your historical data retrieval, we have introduced a common set of parameters for endpoints that return historical information. These parameters allow you to specify the order, start date, and end date for retrieving historical data. Here are the default arguments:
- order: Set as "asc" or "desc" to define the return order of historical data.
- start: Specify the start date in YYYY-MM-DD format.
- end: Specify the end date in YYYY-MM-DD format.
The following endpoints now support these parameters:
- Absorption history
- Financials history
- Financials volatility
- Inventory history
- Active listings history
- New listings history
- Sales history
This enhancement empowers you to extract the specific historical data you need, enabling deeper analysis and trend identification within the market.
Deprecation Notice: Market Details Endpoint
As part of our ongoing efforts to improve the structure and organization of our API, we have deprecated the market_details endpoint. We have reorganized the concepts into more thematically grouped endpoints, ensuring a more intuitive and efficient user experience. We recommend updating your code to leverage the new and enhanced endpoints for accessing the desired market details.
