Migration shows arrivals, departures, and net homebuyer migration, alongside the places buyers come from and move to. Switch between weekly and monthly trends to see how the pattern changes.

Vacation brings together second-home ownership, listing activity, and the places owners live. Both desks are in beta. Recent periods may still be settling, and deeper geographic views require Pro.

The vintage ledger brings purchase cohorts into one view, with loan-type filters and a comparison of held and listed homes. Use it to understand which groups have more or less room to sell.

Equity measures are estimates and remain in beta. The desk distinguishes negative equity from equity below the estimated cost of selling.

When sold comparables are available, open them on the map to see the target home alongside the sales supporting the estimate. The property panel keeps sale dates, prices, sizes, and distances together.

Parcl estimates are in beta. Coverage and confidence vary by home. Homes with limited evidence are identified in the panel.

Each list keeps its own columns and sort order. Property rows preserve listing context as a home moves off market, so a saved lead does not disappear from your workflow.

Shared links capture a snapshot of the list configuration. Visitors can preview the list, then sign in to activate their own copy. Later changes to your list do not rewrite the shared snapshot.

Use the filters to compare price cuts, seller motivation, asking prices, and property details. Open a result for a closer look, or draw an area to work with a specific group of listings.

Homes requires Pro. At wider zoom levels, the view may be sampled; the interface shows the current scope and any download limits.

Compare trailing 30-, 60-, and 90-day mean gaps to see how closing prices relate to the last ask. Relist trends provide another view of listing activity beyond the current days-on-market count.

Sale-to-ask coverage varies by market, and recent sale records can still be settling. The chart is hidden where sale-price data is unavailable.

Readers can explore the map on your site and follow it back to Parcl HQ. A separate share link opens the selected view directly.

See the share of active rentals using algorithmic pricing and the share associated with accidental landlords. The market breakdown also includes property-manager concentration, days on market, and homes listed for both rent and sale.

Open a chart in full screen and choose Annotate. Use the drawing tools to mark the detail you want to discuss, then hide the tools for a clean presentation.

Add markets to a named list, follow a curated collection, or keep a short list of favorites close at hand. Open a market from the table to continue the analysis in Parcl HQ.

Compare the market with a broader benchmark and explore different housing segments where data is available. Ownership, turnover, and price-spectrum views add context to the supply coming onto the market.
